The settlement statement includes:- facilitation fee - $3,750- commission to 1st agent - $1,250- commission to 2nd agent - $3,675Am I meant to be charged both facilitation fee and commissions?

Unless you have an arrangement with the buyer for a flat fee or  assignment I am not sure how you can run your negotiations with the seller with your end buyer present.I recommend involving the buyer once you have the property under contract or there is nothing to stop them cutting you out of the deal.

Now you've got the SEC on your back...You need to get your business structure, paperwork and processes looked at carefully by a good real estate and business attorney... and get ahead of this.. before you're paying big fee's on defense attorneys.However, be careful when you market your deal to an end buyer or investor.

The bank doesn't keep all of the foreclosure money, just what they are owed plus fees, accrued interest, attorney fees, and any cost associated with foreclosing.At the very least, he should contact the lender and discuss options.

If you can't put them on separate meters, I've seen several BP posts where the landlord charged the tenants a "utility fee" each month to recoup the cost.

IE consult with investors and do their due diligence on the syndicator the project etc.charge a nominal fee but give the investor some piece of mind that a third party went through the offering docs.. did some due diligence on the market and such.. ???
