thanks for the quick reply - its only about 4-5 years old (AO smith) and i dont think its a wind thing bc the vent goes to the top floor of a 3-story building.

There are some area upstairs that can be salvaged but the entire first floor must be taken apart.

It had the wide horizontal aluminum windows(which were getting replaced anyway), and painted concrete block on the first floor and painted plywood T 1-11 siding on the second.

Has great space inside but needs work and has good size front yard.
