Any thoughts on what to do with the extra land? 

At times it felt like a waste that just because of the buyer's 1031 exchange, the "easy" way was to double close and pay all those extra costs, but I remember that it was because of the 1031 that they were willing to pay so much.

There's a dog and cat that live here so that's extra cashflow as well.

From there it's up to you if you want to continue to build out your portfolio of SFHs or sell it and use the extra cash to get into something bigger.

Take it one month at a time - in the grand scheme of things one extra month of mortgage payments (even at a higher rate) may not be so bad.
