Anyone else experienced that?

Since I am just starting out with owning rental properties, I wanted to hear what experienced landlords would do in this situation.An older resident asked me to install handrailing outside the front door on the stairs.

One of the first new construction projects in this area in 2018 and the neighborhood surrounding it has since experienced a tremendous amount of new construction, gut rennovations, etc.

Hi everyone, this may be (definitely is) a very strange question.... background: I'm a moderately experienced real estate investor (I own 9 single family homes and part of a mobile home park) I've come across a VERY unique property that I would love to buy as my primary residence, but frankly it's out of my price range. 

I’ve had STR’s in downtown St Pete that were experiencing 75-80% occupancy rates pretty much year round.

Tread carefully, align with someone experienced and hopefully some active NJ landlords will chime in with more suggestions.

No rhyme nor reason and I had that happen in other parts of the fix and flip calculator that I had experienced over the past few months.

@Chad Clark, I have heard horror stories about permits too, but never experienced them first hand, and we pull permits on all of our projects.  

The challenge with finding a more experienced partner is that they will expect you to join their journey.

Hoping to get most of my money out but will be fine leaving some in the deal.The question that I have for some of your experienced brrrr investors is what will add the most value when you go get the property appraised for refinance?
