@Airreon Austin I'd consider the internship, but I'd need daily foot messages, lol. 

We were told that they weren't able to find a new place so that's why they are still holding on to the keys and using the property daily. 

They have figured out they dont need the dining area to make money and now they dont have to have double crew for cleaning the floors several times daily and then the vomit in the bathrooms on Saturday night anymore. 

I receive half a dozen Utah wholesale deals daily in my inbox and even those don't come close to the 1% rule. 

In doing my daily searching for deals I came across a 9 unit apartment building that could be a good deal if I could get the seller to come down.

I could see this as a good option for investors, but I am sure lenders are going to exercise a level of diligence in originating these types of loans.

My job is focused on efficiencies and reducing our cost on a yearly, quarterly, and daily basis.

I understand your plight as I went through the same exercise trying to invest again in BC.

Now a new dilemma, for which I continue trying to educate myself daily here on BP. 

So without seeing your job but based on what I charge for those items I ran the numbers without looking at what your PM was charging you (Honestly I forgot what the quote was)  What I came up with as a contractor from our price sheet that we use on a daily basis came out to $4560.
