With marketing, you tend to get what you pay for - there are cheap sites that will sell you leads, but if they are not EXCLUSIVE, you'll find that you're competing with MANY other investors on those leads.

This can be due to a clogged vent or improper piping behind the walls AND can be exclusive to this bathroom even though it's attached to others.

If the agent list a house under exclusive agent how will the agent handle selling the house since his/her  not guaranteed a commission when the house sells by the seller3.

However it was a primary residence you can qualify for the owner occupy exclusion (above) if you have lived in the house for 2 of the last 5 years.
