I got several hits, and chose to go with someone who established themselves as a cash buyer who could close within 2 weeks.  

Not only will my established and establishing connections help me in the field, but continuously working with both of these types of businesses will help me gain a better understanding of their specific financial statements and tax opportunities/implications.
