Folks seem very willing to dramatically pay more in these “affordable” markets in a feeding frenzy fueled by cheap mortgages and limited choices for house hunters.

So, I'm wondering if folks have any thoughts about why rents have not increased much in the last 5 or so years (given the large increases in property values)? 

My familiarity as a NC native helped with this particular investment, however both geographical areas (east & western NC/SC) are big draws for folks from the North/Northeast as you may already know.

Why not give the property to the one person best able to handle it, and then other assets to other folks to equalize as desired, or alternatively simply sell the property at death where there will be no gain and split the proceeds.

There are not a lot of rental comps for this type of house, but from what I can find 2300-2500 would be appropriate, though I am very unsure.So what should I do folks? 

I have been looking for my first 3-4 unit multi to househack and am always interesting in connecting with folks from BP, especially being much earlier in the journey as well!

Seller is requesting half of their earnest Are they entitled. 

So thats why some of the Bay area folks say Hey just save and buy more bay area in 20 years you will have 500k equity in that one property.. at least thats the thought process.. will it be true who knows.. but when i sold my house in Palo Alto for 500k in 91 I knew for sure it could never go higher than 500k..

Just curious what other folks numbers look like; I’ve been tracking mine more closely recently.
