Should I lose earnest money

Buyer put in an offer that had a solar panel transfer attached. Sellers agent never attached an addendum stating how much solar panel was …..did due dilligence and come to find out there’s a balance of $18k for solar panel. Buyers were going to back out but agreed to go forward. Once they started process of getting solar panel transferred there was another $5800 to be paid ….seller was told they agreed to pay the $5800….buyer wants out will they lose their earnest money. Seller is requesting half of their earnest Are they entitled.
