I'm under contract on a property.

(I have photos of the shower that my tenants had send me and there was no crack or holes) He is now quoting me $6k to change the pan or $9k to replace the entire pan and walls.I told him I need time to speak to my partner (husband) we call him later and he said he would call us back but never did. 

My main question is if these properties ended up cash flowing or gaining appreciation in the past few years? 

I did open an account with Wells Fargo since all my other accounts are with them.As I started investing in different properties, my balance is getting much smaller than the original deposit.

Biggest issue is high cost property in my area that’s preventing me from getting started.

I am the 401k admin and trustee so I have full control.I can buy a property directly under my 401k trust and sign on behalf of my trust.
