But I guess the heat & lack of tree canopy is too alien for some people.

We keep up with minor water damage on exterior doors and porch railings before they become headaches, cut out trees growing through decks, basic maintenance items that tenants don't care about or report but will save you plenty if you do it yourself versus wait until it gets bad enough for them to report it.

We pull homeowner data from the County Assessor (I've used both RealQuest and Data Tree) for the type of properties in the areas we want and send ALL owners an offer.We scrub out the properties with a mortgage and spend a considerable time on pricing.
