Actually, was only a few blocks from our duplex that we had in Willmar that was purchased summer of 2018.Interestingly enough, at the time that we were pursuing this property, our property management company decided to take a different direction and manage properties only four units or larger going forward so hence the contingency was enacted.

The buck has to stop somewhere and no one wants to see innocent people evicted however at this point I have to question their innocents if they have still not found any work or made any attempt to pay for this extended period of time.

When I sat down and did the numbers I quickly saw 3 things: 1) I would need to build a huge portfolio which would take a lot of years 2) To get the cash flow I wanted I would need to attempt to do as much of the property management as possible a.k.a. job #2  3) I may have to invest out of state which would mean turn-keys or property management from a distance.

He uses the other 2 garage stalls as storage for his plumbing stuff (almost impossible to walk around) and has several cars (buried in the snow) and even a semi-truck on the property as a storage unit.Our initial plan was to fix up both units and the refinance them separately and attempt our first BRRRR.

HOWEVER as a somewhat seasoned investor (15+ years) I think ‘all things being equal’ with the close of this year’s tax season we will see increased inventory and here’s why: It is my opinion that most non-investor buyers which are ‘wiser’ are currently buying NOW because yes interest rates are low but mostly because in 2020 they likely saw a decrease their income and are attempting to purchase a home now before they file their taxes for 2020 which would show that decrease and which would likely affect their chances of getting financing and finding a lender altogether.
