I am going to make a binder for tenants at the start of their tenancy with: their lease and addendums, emergency contact info, helpful local info, rules and regs, etc...

I wouldn't really expect my PM to do anything over and above what they already do with the LTRs (ie checking in, checking out, responding to messages, etc), but I would like to know that in case of an emergency or maintenance issue, that I can count on them to handle it.

If they haven't been able to build an emergency savings and don't have the money to move in up front than they are an emergency away from being late on rent. 

@Orion Patenaude I signed up because of the Latchel product so we could have them handle maintenance issues that are emergency or nonemergency.

I would contact Child Services, and start an emergency eviction for health & safety reasons.

I don't know your age, job, professional skills, education, etc. but if you're ambitious and have a 6 months emergency fund it's time to buy real estate.

If you were early you did fantastic, if you were in the middle you did good (which is where your approach would get you in) I would rather learn all the indicators of an emerging market (not just the broad strokes like population increase, supply/demand, job growth etc.

I would be more concerned with small/emerging markets rather than those that have had vacation rentals since horse and buggy - like the Panhandle.   

Egress windows are requriered for a reason, to allow exit during an emergency, typically a fire, most fires start in the kitchen and most basement stairs are right off the kitchen (granted not all but most).

I include instructions for payments, reporting ordinary maintenance/problems/questions, and a second method for reaching me with emergencies.
