Often times in SFH conversions to apts, there is a common furnace and sometimes even common electric, and they almost always have common water, sewer and trash bills. 

Also, dealing with electrical in tight spaces can be challenging.  

My list is on my other computer, so here goes from memory:Roof, Furnace, water heater, AC, swamp cooler, lawn (I have some artificial lawns), electrical system, plumbing, windows, siding, kitchen, baths, floors, insulation. 

In the second bedroom, even after a coat of paint, the tape kept coming off, so I opted for electrical tape instead.

Make sure heat and electric are in place first too.

Ask for the year of the roof, windows, boiler, and electrical wiring.

Is the park paying water gas and electric??? 

In this case, the prior owner passed and the sole heir wants nothing to do with the place, as it has fallen into disrepair and the electrical would cost about $7k to redo alone if it had to be contracted out. 

I absolutely hate electrical so we subbed it out.
