I replaced the vanity, I removed the tiled walls but left it around the tub, which remained, added sheetrock, a nice border tile, new vanity, kept the toilet and had a clean nice bath for… $516.97.

If she complains to the local authorities about it being uninhabitable, ask the inspector to order her immediate removal for health reasons and you wouldn't owe her anything other than pro-rated rent - which she hasn't paid.

Reinvesting it has no effect on the tax.Reinvestment within that activity, such as if you have a rental and if you spend that 15k to repair the house, which is expense, you wash out your income.

So I have put some thought into this trying to determine what our best path is.I suspect that most areas of San Diego City do not have enough STRs to significantly effect the RE price in those areas.
