@Patrick Fraire they are actually pretty close, I wish they would include their methodology though because some people count management and others don't and that can be a big difference.

@Michael Mendoza If you use zillow and realtor.com you can usually get a pretty good idea of what the ARV would be.

@Alex Young - those are pretty standard in any state. 

I had a friend attempt to run some comps from the mls and he said it seemed pretty sketchy, especially considering the supposed owner of the house isn’t the one listed as the owner.

If my low ball offer is accepted, and I end up spending a total of $5-7,000 (adding in extra for labor and any surprises)  on repairs, with an estimated monthly income of $650-700 in rent, and yearly taxes at around $1,000 I'm estimating I could make a pretty decent profit, according to my math it would pay itself off in less than 3 years.
