My suggestion is to pick a deal with some value add features.

The rest of the budget was out towards bedrooms, the loft, stone feature walls, log railings, we spend $3k furnishing the property for staging and got $5k for it on top of our sale price.

And then you ask yourself what would a customer pay for this feature that provides greater value to their lives.

Dominic, that is a great question and a fair question to ask.

I like to leverage tech and it's really gotten better the last couple years.The type of deals I'm interested in are wholesaling lease options ala Joe McCall(his software is REI SImple), and/or possibly doing land deals ala Jack Bosch (his software is Investment Dominator).Then I learned about Propelio, and it seems pretty darn comprehensive and comes with a ton of training.I do recognize the advantages of systematizing, and so at some point I will likely want to pull the trigger on a system to help me. 

It's well worth the $100 or you can upgrade to a Pro membership and get them included along with a bunch of other features.
