Mainly because investors are bidding up the current inventory purchase price and squeezing the budget for the renovations to where only people with solid labor connections and do it your selfs can pull it off.

You could be at an avg cost or instantly and a huge cost bc your lot just happens to have too shallow of top soil and hitting solid rock to quickly and you have to get a completely different septic system thats double the cost.

After commissions and closing costs, holding costs, etc. you are looking at less than 20k profit before he pays you, IF nothing goes wrong AND the numbers are completely solid....It's a little risky for my taste.

Hi Cosette,I'm in the wausau area and i know a couple of good realtors but there is definitely a need for a more active boots on the ground approach or solid management here due to weather, condition/age of the properties, and proper screening of tenants(big issue in the area but getting better)If you are serious about getting something in the area definitely do your homework and I might have been through the property already probably and might be able to give some insight.

Used to be able to get some solid deals but we noticed around 6 months ago or so that a lot of them are almost at retail pricing by the time it hits the end-buyers, maybe with a couple thousand in wiggle room with the actual wholesaler (whether they pass that on to the Seller is up to them).
