Giving false information or not disclosing pertinent facts in connection with a loan can be mortgage or bank fraud and you do not have to actually cause a financial loss, simply an attempt can give you a very hard time.

@John Mathewson in looking at website this is another in a long line of Aussie based marketing companies selling US investments to Aussies and other overseas buyers.now just a pet peeve for me personally is they don't disclose on the website who the principals are of the company...

Unless your parents are putting money into your account, your lender will require a lender's policy of title insurance and a loan will show on the HUD making your transaction not a cash transaction.Typically, if you disclose what you are doing, it's tough to go wrong.
