Orlando has plenty of space and there are new developments with a thousand new rental houses popping up every few years.

Now we have a couple projects rolling and just went under contract on a single family which will be developed into 8 units due to great zoning area.

A "competent" developer can be your best friend on these types of projects too. 

However my group that does the flips has now moved on to doing land development and building 20 unit multis.

Not only has it shortened our learning curve with multifamily investing, it has helped us in our personal development as well.

Columbus, Oh continues to develop and grow and has seen growth in job growth but more importantly job diversification.

Had two laundromats on the opposite sides of the main road that runs into a housing development.

One banker told us that normally those investment loans are for 15-20 year term and 6.5% - 8.5% interest rate.i recently talked to a big developer and told me that the first 1-4 deals i make them with hard money lenders or equity lenders, that in a year i can refinance with a bank and pay them back their loan. 

Once more development happens along highway 29 I think we'll see things change, but again, it's a long ways off.
