I bought them all as shell properties and designed/built-out the interiors.  

It's a simple government program designed to help out lenders.

We did decide to use a designer (Against my better judgment) that costs us a pretty penny but our investors left happy!

We have a suite and I've told renters that we designed it so if we wanted to live in it we would. 

FYI it contains macros you'll need to change, and it was designed for use with rental cabins in the Tennessee mountains. 

@Julia BlytheHi Julia,Many of these "Modern" designs have large glass areas and are "Artistically" Designed shape wise vs being a box.Finding an Architect who has done this type of design would probably be a good start.Good Luck!

Someone mentioned I may need a Real Estate Professional Designation.

As a side note, with the purchase of this property, there is the option to buy the other two duplexes on the property in 1-2 years time which are of identical design and footprint with the same amount of monthly income.Thanks,Nick

I called up my agent, we viewed the model homes and by April we had given the builders the earnest money and we were in the design center picking out what we wanted for our brand new home.
