you will find that most that answer you on BP marketplace are just due diligence pump and dump schemers offer rates too good to be true ( BIG RED FLAG) suck you into 500 bucks or so sent to them and never hear from them again.Private lenders do not advertise generally speaking.. you want a  HML.. they advertise are for real and you can trust them to fund if you have a for real deal.

It was just very unsightly and a bright red flag.

There are deals that fit your budget and timeline, though the location may be “deep” Queens or BK.. or areas of BK that are closer to Staten Island.

My lender red flagged it for me when the binder came in as the coverage was for a little over $100k of the purchase price.

I have a large home in Redding CA that I lease out to someone that rents rooms out to women that are rebuilding their lives after various life traumas.

I second the opinion to not go so deep on your first project here.

Some of my concerns are1) The house is vacant and if you look at the photos there are paper signs near water outlets i assume saying the house is winterized. is this a giant red flag?
