is the cash flow good after hiring a property manger and cleaning services?

I'm hoping I could completely clean the place up for 50k to 100k tops.So, what do you think?

We do roof, siding, brick, and driveway cleaning using our softwash system.

Might be some lean times ahead in Oil & Gas, but that's the typical O&G boom or bust cycle.If you have deep pockets & patience - probably a great time to get into O&G. 

I'll wait to do any in person showings until first week of June after the cleaning crew has been through the house.

The building is not in bad shape and all the units are clean and well kept.

I was also able to get paid for getting a deep understanding of our market and bank financing .The only annoyance is the full disclosure requirement. 

I can confirm from a partial Investor standpoint and having done business with him that the agreement is well written, clean and the payout process and the default resolution options are very fair.
