They won't go for it right away but by auction Tuesday morning and the homeowner has not filed bankruptcy... the junior lien holders tend to give in and short sell their lien up to 90%.

brokers" and "wannabees" ...First there are the "wannabees" who are searching the web boards like Bigger Pockets desperately looking for potential clients and declaring they are private lenders who can do deals but as soon as you make your request they are in touch in ever how many real Private Lenders they can find that will listen,  Then they get you "hooked" with a  "LOW" false fee and 2% to 4% promise they will lend you money.

What i wish was that local municipalities like the Town of Hempstead would publish a list of homes that had many violations or that were declared unlivable, so that buyers like me could go find the owners, buy them and fix them up.

Do you or does anyone who would be living at the property or visiting the property have any bankruptcies in the last 7 years(If I get a yes, or any sort of slightly vague answer to questions 4-8 I will not even invite them to see the property, period) I also make sure that numbers 4-8 are in the ad explicitly stating that they need not apply if they have any of these circumstances.
