Honestly, I used the BP rent calculator, rules of thumb for variable expenses, and data from Rentometer.com, to get these numbers.

I know here in California if you transfer landlords and lets say the rent should be 2,000 but they are only paying 1,000 I cannot up the rent to 2,000 even with notice, and I cannot evict them because of that either, all I can do is wait for the lease to run out or raise it a measly 5% + CPI.
