I see people walk through a home an just "know" and are usually pretty damn accurate, but I'm not there yet.

And I actually won't renew his lease after he told me all the "compliments" for my outstanding service.

Down south (in the USA I mean), I've been on a shopping spree.. it seems like ya'll have far more opportunities for realty investing then we do.. plus doing valuations, damn, Zillow, Rootstock etc people just hand you the rough and dirty valuations you do not really have to work.

They can also as part of the search check for any utility bills outstanding and/or utility liens.

Imagine the difficulties in planning when you have 5 notes outstanding and none of them have pre-payment penalties so the funds can be returned at any time.

If the LLC defaults, you, as the guarantor, may be pursued for the outstanding debt.

Usually the attorney checks to see if there are any outstanding violations, at least in NY.

Conversely, purchasing properties with existing ADUs in markets where they appraise poorly could produce outstanding returns.  

But it's paid off and the results have been outstanding.
