It made no financial sense continue owning it.And yes, I'm pretty sure in two of the flats the main lessees were subleasing it and making a profit above the stabilized rent.The other property is a SFH in San Bruno.

If the appraisal is genuinely flawed, according to an analysis that emphasizes CCCR (Close, Comparable features, Closed, & Recent [yes I made this acronym up]), then by all means dispute it based on that factual data.

with permission of the homeowner most water companies will give you the monthly reports for over a year I recently made a sale and the new owner asked for this info I was able to download the information for him with monthly usage,great graphs, and of course billing i could have went back over 3 years
