Placing the title into their name is fine if you were planning on creating a land contract then originating a refinance rather than a purchase agreement but, then you will most likely need 12 months seasoning rather than 90 days.

so out goes the idea of the trust, but its a great idea though.2) The LLC idea, it the bank is involved they will pull a history of the property ( prelim title report) and they will find out that the LLC recently took ownership of the property... .. this might create issues.My thoughts, why not just talk to the BANK.... request them to sell you the non performing note ..

If you go to click2mail.com you can create a postcard and upload a mailing lists and it will insert the sellers name and the address of the property that you are hoping to buy.I hope this helps!
