But I will shut off the main water valve in the basement if I am not going to be showing for a few days, then turn it back on when I do the next showing (to prevent an "aw crap" water leak when nobody's there).You need electricity to have lighting for evening showings IMO, and lots of people want to look after work, hence the evening showings.And every now and then some prospect will turn on a faucet or flush a toilet, but most don't bother (surprisingly maybe, but I've learned that is the norm).

.-  Because you can't see the interior of the property, it's somewhat of a crap shoot whether you're buying a good deal or not.-  Even if the interior is in good shape when you buy it, it's generally 12-16 months before you can legally foreclose and take control of the property -- a lot can happen to a property in a year, even if you do a good job of securing it.In the end, you'll have a mix of great deals, good deals, break-even deals and losers.

What I like is that there are still plenty of cash flowing C+ neighborhoods whereas in many areas you have to get into the D neighborhoods to find cash flow if you're financing and we all know that "cash flow" in D neighborhoods is a crap shoot due to higher expenses, vacancies and turnovers.
