I don't discuss accounting in the book, but if you purchase the package from BiggerPockets, it comes with my Quickbooks Chart of Accounts (the layout of my QB file).The reason I don't discuss accounting is because there are so many correct ways it can be done, but tends to be pretty specific to how your accountant prefers you to do it (assuming you have an accountant).

Had to post an eviction notice on Aug 10 because tenants had failed to pay $1700 that was due on Aug 1, couple is going through a divorce now, and I got them to sign a form saying they would move out by Aug 31.

My next suggestion which maybe of bigger help is to find and join or attend a couple REIA meetings or groups, they are often your best source for contacts and to get a real time pulse of what is going on in your market area.
