As you know there are alot of places that are continuing to spring up in value and the market is super hot right now so you could possibly get more than what your realtor is claiming you should list the price at.

You will never pay the taxes to California if you continue to defer through a 1031 Exchange, and you will never pay the taxes if you pass on and your heirs receive a step-up in cost basis.  

I just want the housing equivalent of "good all around" stats for a given neighborhood so I can have a starting point and continue my research from there.

@Sean Dougherty The agent, if they had any short sale experience at all, would have known to determine if there was a second mtg upfront, submit short sale packages to both, and structured the offer and prelim hud, with 5% or so to the second, accordingly.......you’re now playing catch up with a so far botched short sale attempt.

Might add a little pressure on your nerves but this is the game you chose to play be becoming a landlord, and you might have anticipated this occurring.
