Not saying it wouldn't be hard to enforce, depends on your skills, at least it's there as a point of issue. :)

Regulatory attorneys are always far more expensive because regulatory law requires the skill to extrapolate what the regulators and the courts will actually do when examining or enforcing the laws and rules.This is where so many so called non attorney "experts" posting on the internet go wrong.

If you don't have the skills and knowledge to come to a value and want to get an appraisal, and you will be buying, go to your lender!

I agree completely that it is a valuable (arguable the most valuable) life skill to have.

I'd suggest you stay away, as a small investor type, from ornate plaster work and trim as it really takes master craftsmen having lost skills to do repairs right.For a building here, craftsmen were flown in for much of the plaster and painting.

The market for these kinds of places has really bottomed out in recent years due to the loss of low-skilled blue collar jobs in the area.

Haven't done as much marketing, have read about it alot, and looking to increase my skills or partner with someone to show me how it's done.

It can have some upside with minor updates but overall the fixes should be minimal.However, if you do live in the market and you do have the skills to fix something up then that might be a good option.There are plenty of other variables but that's what I'd look at to start.

I haven't had this driving desire to master something since I discovered texas holdem.In the short term, i'll be rooting for you folks from the sidelines while i'm working on my communication skills and saving up for my first marketing campaign.
