Had I run it through the Bigger Pockets Buy and Hold Calculator, I would have had an idea of the right purchase price to make this a better investment and had the confidence to walk away at the wrong price.

At this point in my career I feel pretty confident in handling several projects at once and coming out profitably, I know I can rinse and repeat and take on a lot more however with the amount of cash I have right now (even if I spread it out with other financing methods) can only do 3-4 a year when I'd like to do 10+.I am open to any and all suggestions!

I am fortunate that the business is doing well and so I have a source of capital to deploy into real estate.Between the books and resources I mentioned above and conversations with agents in a few different areas, I developed enough confidence to start making offers a couple of months ago.

@Rohan Gangar I'm not as familiar with DFW as I am with central and eastern TX so I can't say with much confidence what is achievable up there. 1% can sometimes be a reasonable target in TX, but it doesn't create as much cash flow as it does in other areas due to property tax.

We have plenty cash reserves in case the refinance doesn't get us to where we need to be but pretty confident it will and then some.
