I like to think of BP as a collective brain when it comes to RE.  

But I know many who owne multiple hundreds.. the one's that do the best though have no debt.. they collected them over the course of 40 to 60 years usually in their 70 to late 80s with no debt.Leveraging up all these homes with max leverage I think personally is highly risky...

Whose unit does the central collection part reside in?

If managing myself what sort of tips for background checks, rent collection, legal advice should I line up?

I just graduated this last December, and from my experience the total amount collected for rent is way higher that way.

Collect rent, learn to be a landlord, and improve your first property through rehabbing it.  

We collect clients Detailed rehab budget/plans and give them to the Appraiser so they can see what work you are going to be doing. 

However my attorney said that if the lender did not make attempts to collect for approx 10 years, it could be argued that they had abandoned the mortgage.
