Based on these numbers Cash Flow is $-252/mo 6.2% Cap and -14.2% COCIf this was a deal you were looking at, where would you want these numbers to be at to make it a win-win or would you just walk away from this opportunity? 

I am aware of the Sewage issue and i am aware that in this high interest regime it won't be a cash flow property.

It just going to require a lot more cash to set it up properly so I would consider that up front :)Best of luck!

Having said that, I am not sure if I follow your suggestion of "negotiate and walk away with extra cash".

Purchase price: $188,000 Cash invested: $200,000 Sale price: $234,000 This was a bankruptcy sale.

Purchase price: $195,000 Cash invested: $207,000 Sale price: $237,000 This was a super quick close, 3 day escrow!!

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

I have experienced cash flow anywhere from 10-18% with so much more to offer.

If the rates for a cash-out refi are similar to what you're already paying, it might be worth exploring, especially if you prefer the certainty of a fixed rate.

Therefore, my monthly payment has now gone up by $1,000 which doesn't make sense to rent out anymore, as it will be at a significant cash flow loss.
