We've done a lot of sprucing up on the inside new paint, carpet, vanity/sink, shower doors, new white switches and receptacles, blinds and a little bit of cabinet work. the house has a nice backyard and a one-car garage.

Coincidentally, their house is only a couple blocks from mine and they are still driving the same old, beat-up car they moved in with 6 years ago, lol. 

Tire store, granite dealer, car parts, car wash, and a laundromat are the neighbors.

Would you purchase security cameras for your tenant if their car had been broken into at your property?

If it's common to get 8 alumni to pile into a house and happily rent it for a higher price, they all need somewhere to put their cars. 

After he moved out, we realized he also had not washed the bed linens we provided him when he moved in.

One thing I've learned about being a landlord is that this is a business, and 1/10 tenants will play you like a puppet if you don't treat landlording as all business.I'd send a stern letter stating that loud noises are against X part of the lease (paragraph 15A on the current standard CAR lease agreement, but it's always being updated) and is grounds for eviction.  

He did mention that what limited this property is the half-bath and a 1-car garage, but I don't understand why the same luxury premium wouldn't apply to this house if it's in pristine condition.

If you think about your time it will be about 1 hour to 2 hours in the car and back depending on how long the drive is to meet up.
