We've done a lot of sprucing up on the inside new paint, carpet, vanity/sink, shower doors, new white switches and receptacles, blinds and a little bit of cabinet work. the house has a nice backyard and a one-car garage.

She came to an open house and seemed nice, daughter in mid 20s very nice and respectful, another just turned 18Requirements5k/month verified income....meets that...her YTD on her paycheck is 66K....and she has a daughter that makes 30k year living there alsoCredit score over 600.....hers is 650, 30 k in debt, mostly a car loan...$900/month for debt payment in totalNo issues with background check, no collections, no evictions on record, not section 8Have a call into her employer....So I contacted her current property management company.....she has lived there for about 30 months...rent is $1150/month.

One thing I've learned about being a landlord is that this is a business, and 1/10 tenants will play you like a puppet if you don't treat landlording as all business.I'd send a stern letter stating that loud noises are against X part of the lease (paragraph 15A on the current standard CAR lease agreement, but it's always being updated) and is grounds for eviction.

He did mention that what limited this property is the half-bath and a 1-car garage, but I don't understand why the same luxury premium wouldn't apply to this house if it's in pristine condition.
