I would do the first fix and flip for the love of the game, know all the details so in the future your contractor can't screw you over, or if he's doing something fundamentally wrong you would know.

Timing the market is a dangerous game, but it is tough to argue the "discount" on many stocks and funds right now compared to just a few short months ago so there is value to be had like you said, James.The caution I would advise with their 401k is one that ties in a comment made earlier in this thread regarding "paying the piper" at some point and the debt our country is taking on.
