If you have insurance on all the properties then I probably wouldn't bother with a large umbrella policy unless you've done something obviously negligent and failed to correct it such as not having a stair rail or if you are in a tenant-friendly state and you haven't tenant-proofed your lease.

@Remington Lyman no idea why you seem so bothered by that (other than maybe @Nathan was right about the "agenda to sell") but this isn't a competition. 

I can see why @Dustin P. said this type of thing drives him crazy, it would bother me too. 

If it bothers you or your significant other then the answer isn't so obvious.

The neighborhood isn't the best, which also doesn't bother me, because the area is being scaled up big time.

The process has certainly been harder than he implies and it's pretty clear you can't run it the way he does, it makes me question all of the information he gives as a "consultant" since he didn't bother going through permitting at his AZ property. 

Without the pics, with all the impossible to believe claims I make , no one would even bother to consider what I am trying to convey.

I did not bother to do a 1031 exchange, I just invested it all back into a RV Campground syndication which in the end, after a cost segregation study, got me back 222% depreciation!

If its in the 80/90's I won't even bother.
