Get some place that doesn't date back to that era of poor building, has a nice dry basement, and is located near one of the main roads to get your tenants to a commuting route in and out of the city proper or the office parks to the north quickly.

At this point I'm 99.99% sure that life will generally continue as usual for us and our rental property, but I'm not relaxing until the ink is dry and the debt has been settled.

He has deals in place with the trade schools in the area to send him carpenters, dry wallers, and other trade craftsman. 

It is easier for me to buy the property with my business since blowing up this year rather then go the traditional route of buying.

the goal is to use as little money of your own as possible. using some one else's money is key (financing/partners etc.) what will you do when that nest egg runs dry?

Not sure where you got that last property or what is was worth before prices declined, but I seriously doubt anything is going to be selling for 50k here ever again, let alone 1 acre properties with homes on them.What blows my mind is the price per unit in Phoenix for apartment communities relative to the median house price.
