I hope other experienced investors can point us to single sources, but suspect the tools and knowledge is gained from many angles (books, podcasts, seminars, mentors, etc.) and experiences (successes and failures). 

I've found the biggest factor is proper pricing.

If they go for it, make sure your inspection includes turning on all water sources and checking outlets.

My husband and I started out with about two years of stalking the forums here on BP and listening to the podcast...it was a huge source of education for us and gave the confidence we needed to close our first deal. 

I bought a 1% tax title certificate from civic source in 2012 and pAid tax through 2016, now the 8 owners won't sign to make agreements of any kind or sell their 50%.

Time is the biggest issue.  

That seems my biggest hurdle in NY.

Roofing is the biggest pain point.
