Would their property value increase because we got rid of our tree that could impede a developer's ability to build on their property?

Unless you say the optionee has no intent to buy, that the purchase is contingent on the buyer's ability to purchase and show there is no intent to buy, our options will be treated as an installment sale if that can apply or as a sale contract.
