i live in pacific beach, san diego and am just getting started in the re investing process. having a hard time deciding which niche to dedicate my efforts to. interested in multi family properties as well as flipping... while i think a duplex/triplex is a great longer term strategy, i feel that flipping is a better way to make more money "upfront" (to then reinvest). i currently work a job i don't like, and am looking to get out of the industry sooner than later. i've also been hearing/reading a lot about how the san diego market is near or at the "top", but trying to not let this be something that disuades me from taking action. would appreciate people's thoughts on this and information on the following topics:1. best niche in socal?

Does anyone have any referrals for really great commercial brokerages in Long Beach California?

The beaches can get crowded there because of the number of residents in those buildings.

to stay around/below the median home value as you mentioned, you'll most likely be pushed out and away from the downtown (and surrounding) sector and will likely find homes that need a little, if not a lot of love.That being said, I wouldn't shy away from 32501/32502, especially those areas west of downtown (aka "Garden District, Tanyard, Belmont-Devilliers, Sanders Beach, North Hill Highlands").

@Larry John I am in West Palm Beach where I own and manage Airbnbs. 

We actually have a beach house down in Lavalette too (just closed in September) so we'll likely be spending some time down there in the off season, looking to use as short term rental over summer months.
