Make sure you have underwritten the replacement cost and remaining useful life of the major systems (roof, windows, hvac, hot water, kitchen appliances, flooring) and that you are funding for these.

The sediment doesn't drop to the bottom of the tank b/c there is no tank.Draining the tank apparently helps extend the life.

Then I start listening and reading and learning and all these possibilities that I had never considered before, such as looking in my own back yard, financing options, etc.I also run (well, inherited and I'm keeping it on life support) a blog about vacant nuisance properties in DC.

Happy wife = Happy life.  

A few things in my life have changed recently to make my entry into this new world a bit easier and now, I'm ready to start getting serious!

FI with a huge buffer for law suits, life changes, health issues, etc.

I'm now at a point where I feel I'm ready to jump right in an gain some real life experience.  

Sometimes it is easier to take a small loss, drop the stress, drop problem people, and make your life easier and happier.
