I have no background in real estate and has never owned a home. 

What does a local bank want to see as far as ratios, financial statements, background, etc.?

I am beyond excited to be a lart of such a great community of such diverse backgrounds and skill sets.

I am in a smaller market, but there are only about 5 main players (one very dominant) in our County auctions....you'll get to know your competition right away.

For reference my background is a Bachelor's in accounting and I worked at the IRS for 4 years prior to our trip.So my question is do you think it makes sense to stay small town, lower income lower expenses.

First some quick background about myself:I'm a 25 year old mechanical engineer in Southern Arizona with little debt ($5K in school loans - making minimum payment, very low interest rate).

It is a 138 unit in Wilmington, NC. 1984 construction well maintained property with a nice value add component.The property is currently being owned by 2 brothers, who have a construction background and have a in-house manager.

I am looking for a reliable quality general contractor in the Tacoma area who has background in foundation issues.
