Tell him it has a past history of this type of pest, and you are looking for a current assessment and a quote.I know if they are there, they can get on your clothes (hide in the seams), and then end up in your car, and then in your own home.

But I don't know if you'll recoup that.Unless this house is the ugly duckling, which you said it wasn't, or the baby, ie ... 1200 sq ft vs. everyone elses 2500 sq ft ... you're upward potential is kind of limited.

If the tenants has tenant insurance and the injury isn't a major one (like maybe 10k will make the problem go away), then the tenant insurance will deal with it.For the most part, though, what it protects you from is tenants who want to sue you because their clothes stored in the basement got moldy
