To me US investing is getting less attractive by the day.

Print media like newspaper classifieds tend to attract a lower class of tenant.  

To generalize, positive cash flow for safety, then consider ALL of your sources of profit (value add, mean reversion to historic price & rent trends (which could help or hurt you),cash flow from rent, etc.) and timeline to determine if the TOTAL investment returns over the complete life of the investment and if that total profit looks attractive compared to the risk then pull the trigger ... much like how a multi-family investor will project cashflows throughout the lifetime of an investment and compute IRR.

The location is ideal, right by a major hospital which would be attractive for the many renters who are employed there.

It's the rare worthwhile applicant that will be attracted to a unit that shows poorly.

It's a known fact that if you find a super deal and offer it here in the BP marketplace or elsewhere, it will be gobbled up readily if attractive.

(also one you wouldnt mind living in) that along with saving money on not having to pay for agent commissions is what makes this attractive IMO.
