Would that create some of the same liability we're looking to avoid?

The guy was caught a few days later but all that could have been avoided if they had used the guidelines posted in the original comment.

I live in a large Amish Community in Southern Indiana with several different things to offer but just not sure if I should only promote a place for people to stay or widen the choices to include tours and actual time they (Tourists) could spend at Amish Farmsteads which would include learning all aspects of the Amish Lifestyle.

I  avoid places where cost of living is so low that studios and 2BR/1BA are going for 500$/mo or less.

Those claim they have lots of inventory but have little to show I avoid them.

I’ve been interested in real estate for the past few years even though I am young (21) , I wasn’t to be come a investor and have no idea where to start , how to start or which niche to avoid , I’m just looking for advice go away to get started in investing.

Do you have any tips/recommendations on minimizing risk/avoiding these types of people? 

We have avoided them in the past due to those issues despite their attractive pricing, but are considering using them at a property next year as a "test".

It shouldn't be the make or break aspect of your investigation - things change, neighborhoods improve - but it can give you a good jumping off point for which questions to be asking.

I’m a relatively new investor & I was talking to some buddies and they basically told me to avoid single family like the plague because if one person leaves you’re at 100% vacancy.What do you guys think?
