Did you get that vacate notice from her in writing.. or just verbal. make sure if written you bring copy to the court of your notice and her acceptance if you have a signed copy of that

YOu can file a notice/affidavit/memorandum with the courts, stating that you have a contract on x property and that the closing is set for such and such a date.

It is more cost effective to start over than to unravel this and try to find a faulty party through the court as the court would tell you the same as well as an attorney if he is honest and experienced.
