I did add substantial value from a "Rental" and "Maintenance" standpoint: New roof, aluminum wiring mitigation, added dishwashers, replaced air handlers, replaced hot water heaters, leveled fence, tiled bedrooms, added blinds, added ceiling fans and light kits, etc.

They were tired of the back and forth, and they were pressuring me to take the counter offer even though it didnt fit my numbers.We are talking about a 400k property here...a lot of money but the agent just wanted the deal done.If I was able to negotiate directly with the listing agent or buyer even, I felt it would've gone a much different way.Again, this is just from my short years of experience, Im sure many agents on BP are different.

It's clearly a buyer market- the properties I'm looking at have been on the MLS for 100+ days and new comps keep coming up, I've put some offers through my agent 20% below asking, but my agent keeps saying the seller's agent is not positive about my offer and plenty of offers are comin in right now (yeah...sure...)My agent has been good to me and advised me well in the past, but I feel someone a bit more pushy and stronger at building logic arguments would be able to persuade the sellers agent and eventually the seller, making it a win-win for them and myself.I've told my agent a couple of time what she should say and to put pressure but I've the feeling she's not able or not willing to.Would you think it's fair to go to another agent (which I know and has been recommended), being transparent with him and give him the challenge?

You can easily paint over wallpaper, I can even send you a picture of a recent house I flipped for a rental that every room had wallpaper and after a little texture no one would ever guess.The biggest thing to watch out for IMO is just to make sure you don't load on the primer or paint too much or it could loosen the adhesive behind it and get creases and air bubbles.
