Based on what you have said here, it seems like your A/C damaged them, and asking for payment to be made whole seems righteous.If you pay, talk to an attorney to make sure its a one time shot, and that one payment settles the issue 100% forever, so they will not come back for more later.Good Luck!

Hi biggerpockets community,I could use some advice on a situation that has come to light with my current lender.I refinanced a duplex property in 02/2021 to a new lender.I am just finding out today that during the refinance process the new lender/title company input the address incorrectly and only has one side of the duplex address included on title and not both addresses.This incorrect adress situation has caused a series of insurance billing issues that i am just realizing and the lender will not let me include corrected addresses without proper title or usps confirmation.

Since we are local to our market it is not an issue, however to beat this you could get a Google Voice with a local number that forwards to your phone for free.You will need some sort of boots on the ground anyways so using your contracted cleaner, handyman, or a neighbor or Realtor etc will all work, but me personally I would want the call to come to me so I can figure the best person to call.

I'm not sure if this has been touched on previously but it recently became an issue that I never planned on dealing with.My business purchased a duplex back in November, and one of the tenants picked up and moved out with no notice about a month ago.
